Safety Certificates
Gas Safety Certificate
- Required annually for all gas appliances
- Must be conducted by Gas Safe registered engineer
- Copy provided to tenants within 28 days

Electrical Safety Certificate (EICR)
- Required every 5 years (or more frequently if recommended)
- Must be conducted by qualified electrician
- Existing tenancies: copy provided within 28 days
- New tenancies: copy provided before move-in
Energy Performance Certificate (EPC)

- Valid for 10 years
- Minimum rating: E (with some exceptions)
