Landlord is a person or organisation that owns a property and grants a tenancy to a tenant in exchange for rent. In England's private rented sector of 4.7 million households (19% of all households), landlords must meet over 150 legal obligations including gas safety, electrical safety, deposit protection, EPC requirements, and Right to Rent checks. From 2026, landlords will also be required to join the mandatory Landlord Ombudsman scheme.
Types of Landlords
Private individual: Single person or couple owning one or more properties
Professional landlord: Full-time landlord with portfolio of properties
Accidental landlord: Became landlord through circumstances (inheritance, relocation)
Company landlord: Limited company owning rental properties
Institutional landlord: Large organisation (Build-to-Rent, housing association)
