Gas Safety Certificate (officially Landlord Gas Safety Record or CP12) is an annual inspection document confirming all gas appliances, fittings, and flues in a rental property are safe. Required under the Gas Safety (Installation and Use) Regulations 1998, the certificate must be issued by a Gas Safe registered engineer and provided to tenants within 28 days. Non-compliance carries a maximum penalty of GBP6,000 and potential imprisonment for serious offences.
Legal Requirements
Under the Gas Safety (Installation and Use) Regulations 1998:
Landlords must:
- Have gas appliances checked annually by Gas Safe registered engineer
- Obtain certificate within 12 months of last check
- Give copy to existing tenants within 28 days of check
- Give copy to new tenants before they move in
- Keep records for 2 years
