PRS Database (Private Rented Sector Database or Property Portal) is a new national register of private landlords and rental properties being established under the Renters' Rights Act 2025, expected to launch in late 2026. All landlords must register themselves and each rental property, upload compliance documents, and keep information updated within 28 days. Tenants will be able to verify landlord registration and compliance status before renting.
Purpose of the Database
The PRS Database will:
- Create a register of all private landlords
- Record all private rental properties
- Track compliance status
- Make information accessible to tenants
- Help local authorities enforce standards
What Will Be Recorded
Landlord information:
- Name and contact details
- Unique landlord identifier
- Ombudsman membership
- Any enforcement history
Property information:
- Address and description
- Compliance certificates
- EPC rating
- Licensing status (if applicable)
- Any enforcement notices
Landlord Requirements
Under the new system, landlords must:
- Register themselves on the portal
- Register each rental property
- Upload compliance documents
- Keep information up to date
- Display registration number (expected)
For Tenants
Tenants will be able to:
- Verify landlord registration
- Check property compliance status
- See any enforcement history
- Report unregistered properties
- Access contact information
Timeline
- 2025: Renters' Rights Act passed
